  • Our Team legally represents your interests, not the builders' interests. We work with many builder representatives, and they are nice people! But they are paid by the builder and will put the builder's interests first.
  • We are not limited to a single active adult community or single builder. At Amblebrook alone, there are five different builders currently. Meeting with 5 builders can be both time consuming and stressful. We can help you understand the differences between builders (it's not just price) and help you focus on what is important.
  • We can help you find the right active adult community for you based on your interests, activities, timeline, and budget. We work with over 42 active adult communities and builders in the area. Prices range from $175,000 to $750,000 depending on amenities and location.
  • We  make you aware of resale homes within a community; builders only care about new construction. We want you to be aware of both and make your decision based on what is best for you. If you can find what you want already built, it can be an excellent value and far less stressful.
  • We can assist you with the entire process. If you need help selling an existing property, we can provide a referral. As a Broker, I have access to agents’ performance records. I can interview them and select someone I would personally use if I was selling in your location.
  • We have curated a list of mortgage lenders that can provide a variety of mortgage products to meet your needs. We chose the lenders because of their professionalism, ability, and always looking out for the client’s best interest. They also are familiar with working with retirees, which offers unique challenges for lenders. BTW- paying cash?  They even have some products that allow you to leverage your cash to keep a portion for investments, travel, or personal reasons.
  • We work with vetted local home inspectors to provide pre-drywall and final inspections at a reduced rate. They even return for a new build's 1 year follow-up inspection. Choosing to complete an independent 3rd party inspection greatly reduces the opportunity for construction errors. The same inspectors also do inspections on resale homes, too.
  • We can be your “eyes & ears” onsite when you are not available to be there. New construction is stressful and being located out of state can ratchet up that stress. It’s reassuring to know someone is looking out for you.
  • We often play “devil’s advocate” if we're included in the customization meeting. Builders make significant money on upgrades and it's very easy to get caught up in the customization process. You can easily add 40-60% to the purchase price depending on the choices you make. We can help you stay on budget.
  • We know the area and the people. We can help you make connections with new friends and new service providers by remaining a resource after settlement.

Read the fine print!

     Sounds nice, but what’s it going to cost you? An important question to have answered before you select a buyer’s agent.

  • Builders and Sellers have historically agreed to pay a fee to an agent that brings them a qualified buyer who completes a successful purchase. Typically, that fee is 2-3% of the purchase price, paid by the Seller/Builder.
  • Can I save that fee if I don’t use an agent. No. The builder’s budget for paying a buyer’s agent commission, but if none are involved it goes to the builder’s bottom line. Builders want and need the services of a buyer’s agent. Paying that to the client would undermine the builder’s trust and relationship with agents.
  • You pay nothing unless you purchase a home.  When we go to settlement, there will be $395.00 added to your itemized bill. That fee is the Broker’s fee paid by you.
  • You will be asked to sign a buyer’s agency agreement that stipulates that we legally represent your interests and must maintain confidentiality for anything you confide. In return, you agree to keep us informed of your needs and any material changes to your search. Should your needs change or you or we decide the relationship isn’t the right fit, a written request defining the concern immediately terminates the agreement at no charge to you.
